There’s one optional $49.99 upgrade that unlocks the AI extras on an application (auto-connecting bank and brokerage statements via Plaid, automatic SSN redaction, and electronic form-fill) — and your applicant pays for that, not you. It’s never required to send a deal.

Does the building need to be on BoardFlow already?

No. When you start a deal you search for the building — and if it isn’t set up yet, you add or claim it on the spot. The property manager or landlord gets pulled in automatically once your client submits, so you’re never blocked waiting for the building to “join” first.

Can I customize what documents a building requires?

Yes. Every building you set up or claim starts with a standard NYC rental checklist, and you can tailor it — add or remove required documents, decide which ones each roommate submits versus the household sharing one copy, and set how many months of bank statements to ask for. You can even upload the building’s own application form so your client fills it out electronically. The property manager can adjust the same checklist when they’re on the building.

What happens to my client’s sensitive documents?

They stay out of your inbox and locked down. SSNs and account numbers are redacted on upload and masked to the last four digits everywhere they appear.
